Living in Henderson, NV: What to Know Before Moving Here in 2026
If you're thinking about moving to the Las Vegas Valley, Henderson, Nevada should probably be on your list of areas to explore.
Located just southeast of Las Vegas, Henderson offers a wide range of neighborhoods, newer master-planned communities, established areas, parks, shopping, restaurants, and easy access to the rest of the valley.
As a local real estate agent helping buyers and sellers throughout Henderson and Las Vegas, I get a lot of questions from people considering a move here.
Here are some of the biggest things to know before buying a home in Henderson.
Where Is Henderson, Nevada?
Henderson is part of the Las Vegas Valley and sits southeast of central Las Vegas.
Depending on where you live in Henderson, you're typically within reasonable driving distance of the Las Vegas Strip, Harry Reid International Airport, Lake Mead, shopping, dining, and outdoor recreation.
Henderson is also a large city geographically, so two homes with a Henderson address can offer very different locations and lifestyles.
That's why I recommend choosing the neighborhood first instead of simply searching for "homes in Henderson."
Popular Areas of Henderson
One of the best things about Henderson is the variety of neighborhoods available.
Green Valley
Green Valley is one of Henderson's more established areas. You'll find mature neighborhoods, shopping, restaurants, parks, condos, townhomes, and single-family homes.
Buyers who prefer an established neighborhood rather than brand-new construction often start their search here.
Green Valley Ranch
Green Valley Ranch offers convenient access to shopping, dining, parks, trails, and The District at Green Valley Ranch.
The area includes everything from smaller homes and townhomes to larger properties.
Inspirada
Inspirada is a newer master-planned community in west Henderson with parks, walking trails, community amenities, and newer construction.
It's an area I frequently show to buyers who want newer homes while staying close to the southern and western parts of the Las Vegas Valley.
Anthem
Anthem is located in the southern portion of Henderson and includes several different communities and housing options.
Its elevated location also means some properties have impressive views of the surrounding valley.
Madeira Canyon
Madeira Canyon is another popular area in the Anthem portion of Henderson.
Buyers can find larger homes, parks, walking trails, and properties with mountain or valley views.
Cadence
Cadence is a master-planned community on the eastern side of Henderson featuring newer homes, parks, trails, and community amenities.
It's worth comparing Cadence with west Henderson communities because location, commute, home styles, and surrounding development can be very different.
New Construction vs. Resale Homes
Henderson continues to offer both new construction and established resale neighborhoods.
New construction can be attractive because of modern floor plans, energy-efficient features, builder incentives, and the ability to choose certain finishes depending on the stage of construction.
But don't automatically assume new construction is the better deal.
Resale homes may offer larger lots, mature landscaping, pools, completed backyards, window coverings, appliances, and other improvements that could cost thousands of dollars to add to a new home.
When comparing the two, look at the total cost of ownership—not just the advertised purchase price.
What About HOA Fees?
Many Henderson communities have homeowners associations.
Depending on the neighborhood, you may have a master association, a sub-association, or both.
Before buying, it's important to understand the monthly HOA dues, what the HOA maintains, community rules, transfer fees, and any additional assessments.
There are also Henderson neighborhoods without an HOA if that's important to you.
Should You Consider a Home With Solar?
Solar is extremely common throughout the Las Vegas Valley.
But not every solar agreement is the same.
A home may have owned solar, financed solar, a lease, or a power purchase agreement.
Before purchasing a home with solar, make sure you understand who owns the system, the monthly payment, transfer requirements, remaining term, potential buyout options, and what happens when the property is sold.
The solar agreement should be reviewed alongside the real estate transaction—not after you're already committed to the home.
How Competitive Is the Henderson Housing Market?
The market can vary significantly depending on the neighborhood, price range, condition of the property, interest rates, and current inventory.
Instead of relying only on an online estimate, look at recent comparable sales, active competition, homes currently under contract, days on market, seller concessions, and recent price reductions.
Two similar homes a few miles apart can have very different levels of buyer demand.
Is Henderson Right for You?
That depends on what you're looking for.
Some buyers want newer construction and master-planned communities. Others want an established neighborhood with a larger lot, a pool, no HOA, or easier access to a particular part of Las Vegas.
The best approach is to compare several Henderson neighborhoods based on your actual priorities rather than choosing an area solely from pictures online.
